Who can apply for a Greek Golden Visa?
Please note: even common-law spouses are eligible for this program; they do not need to be married. The applicant may have a sponsor. For example, the primary investor could be an adult student, with the parents providing funds for the purchase of real estate. Then the entire family, including an adult child, will be included in one application based on the purchase of one property.
Bought property in Greece? Don't forget to file a tax return!
We draw the attention of all those who purchased real estate in Greece in order to obtain a residence permit under the investor program. According to Greek law, all owners are required to file annual tax returns for their Greek real estate. These returns must be submitted in the year following the transaction and the acquisition of ownership rights.
For example, if you purchased an apartment in 2025, you'll file your first tax return in 2026. If you buy it in 2026, you'll submit the information to the tax office in 2027. And so on every year, the deadline is always the same: July 15, after which penalties will apply.
Two taxes apply to property owners:
1. Property tax – ENFIA – is an annual tax calculated based on the area, location, and value of the property. The amount ranges from several hundred to several thousand euros.
2. Income tax (if there is, for example, rental income).
Taxes are paid annually, and we recommend checking with an accountant to determine the amount. You can request accounting services from the developer or contact any other accountant in Greece.
