How to obtain a Montenegrin residence permit in 2026?

Real estate in Montenegro. The Montenegrin government approved amendments to the Law on Foreigners, tightening the conditions for foreign citizens to reside. According to the new rules, to obtain a Montenegrin residence permit based on the purchase of real estate, a foreigner must purchase a property worth at least €150,000.

As a reminder, a residence permit obtained on this basis must be renewed annually. Current property owners who have regulated their temporary stay in Montenegro on this basis will have one year to adjust their stay to the new provisions of the Law.
